New state of the art medical facility for the modern doctor on the edge of Brisbane CBD

For twelve months motorists travelling through Bowen Hills on Brisbane’s inner-city bypass, have watched a spectacular ten level tower with distinctive architecture and external vertical gardens taking shape.  

Now it can be revealed it’s also helping to redefine Brisbane’s premium medical leasing space.

Herston Private Hospital (HPH) has taken naming rights over 7 Wren Street and is the largest tenant in the newly complete $100 million mixed-use development next to Queensland’s largest public hospital, the Royal Brisbane and Women’s Hospital (RBWH). The building is currently 70% leased with a leading national medical company taking level 2 and Herston Private Hospital occupying the ground floor and level 1. With the ground and first two floors fully leased, there is approximately 1,300m2 over one and a half floors remaining available as of 2 May 2022. The owners are currently negotiating with experienced food and beverage operators to take retail space on the ground floor.

Herston Private Hospital’s Medical Director Dr. Patrick See says the state-of-the-art short stay hospital and its associated medical suites answers a critical inner-city shortage of high-quality medical space within 5 kilometres of the Brisbane CBD.

“With Brisbane’s private and public operating theatres currently booked to near capacity and current lengthy waiting lists, Herston Private Hospital has 30 medical specialists committed to operate in three new well equipped operating theatres,” said Dr. See.

The owner has been fielding medical enquires for leasing space and already a world class IVF operator has taken the floor above HPH.

The location and design of the hospital will appeal to both patients and ‘time poor’ surgeons needing to park, consult and operate in the one building – all within 200 metres of the largest public hospital in Queensland where many of those surgeons also currently work. Parking around hospitals is an ongoing issue, however Herston Private Hospital has incorporated 300 plus onsite parks over six levels including a number of EV charging stations. Patients at HPH will be able to park on one level and take the elevator down to consultation and treatment. This will not only help with families attending appointments and the Hospital’s operating department but particularly assists post-anaesthesia patients safely returning to their transport home.

The new medical tower is located within 200 metres of the busy transportation hub adjacent to the RBWH and is on the major road corridor to the city’s airport with direct connections to both the north and south coast.

It is envisaged that the remaining leasing space will be suitable for tenants such as dental groups or short stay treatment specialty groups such as renal dialysis or cancer care patient facilities. Medical suites are also available for pre and post op consultations as well as sessional medical use for specialists who do not require their own consulting rooms at this location.

It is estimated that there is up to a 125 overnight bed shortage in the Herston Medical Precinct – the Herston Private Hospital will help alleviate that pressure with its short stay bed offering.

The building has achieved NABER’s 5-star certification, meaning for commercial tenants there will be cost savings as the rooftop solar will generate 25% of the building’s energy needs along with 80% of its non-potable water.

There’s a regeneration underway of residential, commercial and medical property through the inner northside starting with the $2.9-billion redevelopment of the RNA Showgrounds which Herston Private Hospital overlooks.

Most of the surrounding buildings are likely to become medical as the Herston Medical Precinct has run out of room. It’s either knockdown and rebuild or go east into the site between O’Connell Terrace and Campbell Street. Demolition has just begun on another major corner site in O’Connell Terrace with future medical uses planned for the site.

The multi-million dollar fit out of Herston Private Hospital is now underway, as is recruitment of key experienced Medical and Nursing personnel and support staff.

“Paediatrics is to be a significant component of the case mix at Herston Private Hospital, we expect that direct access to the family car via the lifts that connect the recovery area to the car park above will be very helpful particularly to parents who have to care for a post-anaesthesia child,” said HPH’s Medical Director.

It’s expected Herston Private Hospital will start operations in early July with other tenants soon to follow.
